Branham Builders is still in the process of developing what will be known as "Cook Field" behind what is known as the old football complex in Attica, Ohio. 10+/- acres slated to be single family homes & condos. We would like to ask some questions in hopes for a better success rate of bringing housing to the village, so we would like to know the opinion of the public to better serve what you think is best for the community. It has been brought to our attention that if we develop this area and once its complete and we "turn it over to the city" to take care of the road maintenance, sidewalks, snow plowing, patching, ect. By doing so we have to follow the state of Ohio's mandatory road requirements which knowingly cost more to develop the land per there specs. In order to save money Branham Builders has tossed around a couple ideas around for Cook Field Estates, The first topic is to turn the condos into a HOA, the reasoning for this is if we don't turn it back to the city, the developer is responsible for the roads and sidewalks, just for the condos we would use the monthly HOA fee to keep up on things like, Yard care Roofs Siding Snow plowing Sidewalks, Ect. The cost of HOA is yet TBD but it's been discussed around $100 a month. The 2nd topic of conversation leads into the single-family housing, if we DONT turn the roads over to the city, the developer will be in charge of maintaining the roads & sidewalks all year around. For the single-family homes, the development would be a PUD, (Planned Unit Development) A planned unit development, or PUD, is a community of single-family homes, and sometimes condos or townhomes, where every homeowner belongs to a homeowner's association (HOA) If this route is chosen it will be a vary "laid back" HOA, Examples of this type of HOA would be, the homeowner pays the monthly HOA fee to cover the maintenance of the roads, sidewalks and parks only. The homeowner would be responsible for their own maintenance on their home such as roof, siding, and any other daily maintenance that arises. The PUD would simply just be used to maintain roads, sidewalks and the new park. We are aware that the water bill for Attica has been an issue in the past as we are trying to keep the cost of this development as low as we can without any additional cost, the cost of the ideal HOA is yet TBD but it's been discussed around $50-100 a month. Branham will be attending the console meeting at the village this Thursday 9/12/24 to continue the process of developing Cook Field Estates and to discuss the push to get a tax abatement for family's purchasing these single-family homes. Please let us know your opinion! Would you like to see a HOA in Attica at Cook Field Estates, the village of Attica does a great job and the best that they can to keep up with all of the village's needs, although we have noticed that some parts of Attica have been lacking maintenance with their roads, parks, ect. In doing this development we would like to provide a nice community area for kids to play at the park that is surrounded by nice roads, and sidewalks use and the only way to keep this up to par is by having a HOA. **Please note: no matter what option is chosen for this development, the roads will still be installed up to par and code, but following the states requirements does add extra cost that we are trying to save to produce cheaper lots/homes in this development**.
